In order to rent one of our properties you must meet the following
qualifications:

Must be 18 years old to sign a lease agreement.

CoSigners allowed for college students ( Parent or Guardian)

Occupancy - 2 related persons per Bedroom, One unrelated person per bedroom
2 Bedrooms - No more than 2 unrelated adults
3 Bedrooms - No more than 3 unrelated adults

Income - Must have proof of income (Check stubs, letter from employer, bank
statements, grant documents, etc.)  Income must be 3X the monthly rent

Rental History - Must have a good rental reference from an apartment community or
Realtor.  Friends or family will not be considered.  

Credit - Based on the past 24 months of reported credit history
A. Trade line ratings cannot exceed a 5 on 5 or more accounts.
B. Medical collections alone will not be a reason for rejection.

Note :  Twelve consecutive months of excellent current rental history from the same
apartment community or rental agency will supersede the above credit criteria

Criminal - Criminal history will be checked.  Major drug and violent crimes against
persons may be rejected.

Security Deposit - Equal to one months rent.

Pet Policy - Pet are considered with approval and payment of a pet deposit.  Pit Bulls
or other pets deemed vicious are not allowed due to insurance companies policy
forbidding such animals

A current drivers license or state I.D. and a valid Social Security number
are always required to check credit, criminal and rental histories.

Any false information given will be grounds for immediate rejection.
